Listings, tenancies and collections on one record

Most property businesses run sales in one system, tenancies in another and collections on a spreadsheet. SenangUrus keeps the unit, the owner, the buyer or tenant and the invoice together, with portals for the people outside the office.

What we hear

The five problems that bring this sector to us

These are the problem statements we hear in this sector before any software is discussed. None of them are solved by adding another screen — they are solved by two things sharing one record.

01

Listings, sales and management held in separate systems

Listings, owner records, buy and rental requests and tenant management sit in one module, with a map view over the portfolio.

02

Contracts and approvals handled on paper

Contracts and documents are stored against the deal with version control, approval steps and electronic signing.

03

Slow handover between agents, finance and management

Agent orders, customer ownership and commissions are tracked, and commission is calculated from invoice payments actually received.

04

No single view of occupancy, collection or performance

Rent, service charges and recurring fees bill on a cycle with renewal dates tracked, and reports read across the portfolio.

05

Growth held back by systems that cannot carry a second project

Projects, outlets and users are added to the same account, and the ledger understands branches rather than treating each as a separate set of books.

Problem by problem

What SenangUrus actually does about each one

Read down the middle column: each answer names a capability that exists in a shipped module, and the right column links straight to it. Where a capability sits in a higher edition, the chip says so.

Shortlist

Modules that matter here — and the ones you can ignore for now

Most businesses in this sector do not need the whole catalogue. This is the shortlist we configure first; everything else stays switched off until it earns its place.

SenangUrus 360

Developers and agencies selling, leasing and collecting across several projects.

A small agency can start on Business for listings and books, and add 360 when commissions and tenancy billing need to be systemised.

How a rollout runs here

  • Load the portfolio — units, owners and tenants — before the first billing cycle.
  • Set agent records and commission rules with finance in the room, not after the first dispute.
  • Turn on recurring billing for one project's rent and service charges, then extend it.

Every sector follows the same five phases — prepare, set up, load, rehearse, go live — described in the onboarding guide, with the interactive checklist on the Resources page.

FAQ

Real Estate questions

01/Can buyers and tenants see their own records?
Client-facing pages are part of the platform, so statements, services and documents can be shared without emailing files that then go out of date.
02/How are agent commissions handled?
Commission structures are set per agent or group — including laddered and profit-based rates — and are calculated from actual invoice payments rather than from bookings.
03/We lease equipment as well as property. Does that fit?
Yes. Rental orders carry tiered pricing, digital signature confirmation, partial returns and late fees, so equipment hire runs on the same records as tenancy.
